The valuation is free of charge if you are intending on coming on the market. If the valuation is for probate or matrimonial purposes, we charge £60 (inc VAT) but if you do decide to eventually list your property with us within a year from the date of your valuation, we will deduct this from our selling fee.
Approximately one hour, depending on how large the property is. We will then return to the office to conduct further research and provide you with a valuation figure in writing.
We have two different packages to choose from which are all explained to you at the valuation appointment. It is also important that you take into consideration the following extra costs (if applicable to your property):
- Conveyancing – (This only applies to our Standard Package) Legal fees vary depending on the solicitor. We would happily provide you with competitive quotes on request.
- Energy Performance Certificate (EPC) – This is a legal requirement when selling your home, our team member, Chris, can visit your property for £84 (inc VAT) and complete this for you. The EPC lasts for 10 years but we will check if your property has one or not before asking you about this.
- Premium Listing – This optional extra is a premium listing on Rightmove which makes your property advert slightly larger and features more pictures than the standard listing to help your property stand out from the crowd. This extra we do highly recommend to all of our vendors at £35 (inc VAT)
- Upgraded Floorplan – Along with a 2D Floorplan, you can upgrade yours for £12 (inc VAT) to a 3D floorplan. For the 3D Floorplan, a link will be provided in the property details and it will allow potential buyers to hover over certain areas in your house to see property pictures.
If you reside at the property and are happy to conduct the viewings, you are more than welcome to do so. However, we can help with viewings if you would prefer. If the property is empty and Henrys Simms Estate Agents are to conduct the viewings, a fee of £60 (inc VAT) will be added onto the sales package. The £60 will only be charged if we have conducted several viewings.
Yes, we take full names, addresses, contact details, buying and financial position of all potential viewers. If an offer is made and accepted, we then ask the potential buyer for financial proof and Identification, in order to proceed with the sale.
Your buyers usually expect you to remove the property from the market whilst all the mortgage and conveyancing work is being completed.
There may be circumstances when it may be best to keep the property on the market, such as, if your buyers don’t have a completed chain, but we would recommend that you inform your buyers of your intentions.
